Tenant in shop for 50 years now landlord want to evict us what rights

My father has been tenant for last 50 years of a shop.We are paying rent regularly but from last 3 years landlord is not accepting rent though we sent him money order to keep proof. Now Landlord want to sell shop at market rate to other person and he offer us 40% amount only. Can we claim more than it?
The landlord can sell his own the property at the rate equal to a market value rate. the landlord paying you 40% is his gesture towards you. You should sit down with the Landlord and have an agreement regarding the same as well.
