Staying in rented property for 45 years can father transfer it to us

We were staying in a rented property since 45 years. The rent is on my father's name. Can he transfer the same to our name?
As per your query, your father cannot transfer the rent agreement to your name. In order to get the rent agreement in your name you will have to take permission from both the landlord and your father and get a fresh agreement made.
