Staying in rented property for 40 yrs flat sold to someone our rights?

Dear Sir, We are based in Vadodara, Gujarat and have been having a rented flat of 400 sq.feet since more than 40 years where my father resides. He has been paying his rent regularly by cheque. Recently the flat is sold to a new owner without informing us about the sale, we also wanted to buy that flat. Sir, my question is that is our right as tenant affected by this ? Can we challenge this sale deed in court as there was no prior intimation from the seller or buyer regarding this? Can the new owner tell us to vacate the flat or ask us to increase the rent ?

Ans no.1
Your right as tenant is not affected by way of changing of ownership. Purchaser must has a knowledge that purchased property is in under tenancy right.

No, you can not challenged the sale deed which is executed by your landlord.
Ans no.3
May be new owner can file a application in rent court for enhancing a rent, Which can not be passed exparty.
Advice:- issued a cheque on name of new landlord.
