Son custody with mother but i want to gift property to him procedure?

My sons custody is with his mother but I wanted to gift a flat to my minor son. What is the procedure?
kindly first inform that whereis the son residing and you rest separation cause by the divorce or through else only then be able to guide you until then there is no other way to because else she has the custody then she will be able to get the property thank you

You may gift the flat to your son who is minor but that way he through his mother , supposed to receive the same. The mother has to act as care taker and guardian till he attains majority. The gift deed is registered with the office if sub registrar just like the sale deeds (regiatries) are done. Please feel free for legal services. Thanks
