Sinking fund reimbursement while selling flat how to proceed legally

I am selling a flat in Mumbai and the agreement draft prepared by the buyer states that the sinking funds, deposits etc in my records of society be transferred to the buyer. My questions are - do I ask buyer to reimburse me for this amount? What are the norms about this? - if I ask buyer to reimburse me for sinking funds etc, how do I find out about this amount?
