Seller not ready to include indemnity clause in what can i do

We have finalized upon a resale flat and there is one sticking point in the agreement. The seller is not willing to include an indemnity clause against any defect in land title. Instead they want to put a clause saying that the buyer has verified all documents and satisfied themselves. Our lawyer has verified the property documents and they are correct. What are the drawbacks of not having this clause? Hindu law

You look into the Sale Deed of your vendor. If it contains an indemnity clause, then you can insist it to be mentioned in your sale deed also. If not, you have to verify and satisfy as to the genuineness of the title to the property before finalising the deal. You can also verify the title deeds of other flats in the same property and satisfy yourself as to the title to the land and building. You may get the documents verified by an expert lawyer in the field.
