Sale agreement breach for flat & cost of breaching

I had to breach the sale agreement of a flat which i wanted to buy. so how much can be the amount for breaching? the rule mentioned in agreement says "the aggrieved party shall be entitled to enforce specific performance of this contract & also recover all the costs, expenses & losses inured by the aggrieved party, as a consequence of such breach from the party committing breach." the builder asks me 10% of total cost which i paid him(1.5L) which is not mentioned in the agreement. so how much would be this amount?

If there is a proper valid reason-you don't have to pay anything. The clause mentioned in the agreement quoted by you cannot over rule the law.
