Resale flat sale agreement dispute

I made agreement with seller in June 2025 for buying property at kestopur area and handed token amount of 1.50 lakh through agreement and cheque in presence of lawyer and witness.
But found that she had made another sale agreement with another buyer in
month of Nov 2024 which got null and void in December 2024 but till date she had not returned money of 2 lakh from previous buyer.Please guide on this possibility of fraud?what legal action can be taken and recovery of Money and criminal case?
you have stated that the previous agreement for null and void, how? It needs to be seen how the previous agreement is not in force, what are the terms in your agreement. first let me know whether you want to continue with the agreement or not.
