Renewal of rent agreement with wife of deceased landlord

Rented flat is in one co-operative society. Original agreement has expired and original landlord also died leaving behind his wife and a son. Nomination for is there which was executed by original landlord in 2011 giving 100% nomination of the said flat (shares in co-op soc) to his wife. SOC. has no problem in executing the agreement with wife of deceased owner. However, society is not giving written NOC for same. Can we execute the leave and license agreement with wife of deceased on the basis of nomination form?
