Registry Status of builder floor in Rajendra Park Sector 105 Gurgaon
03-Mar-2025 (In Property Law)
Is the regsitry of builder flat allowed in Rajendra Park Sector 105 Gurgaon ? I came to know from some of the property dealers that registry of builder floor is banned for last 3 years in this area, but I want to confirm on the same. If it is restricted, can GPA with Agreement To Sell a viable option for selling ? If not, what could be the best option for selling the builder flat so the buyer also doesn't have a problem in selling the flat later.
Here’s a simple response to the query in the image:
Response:
The registry of builder flats in Rajendra Park, Sector 105, Gurgaon, has reportedly been restricted for the past three years. To confirm the exact status, you should check with the local sub-registrar office or the Haryana government’s land records department.
If the registry is not allowed, selling through GPA (General Power of Attorney) with an Agreement to Sell is not a secure option because such transactions do not provide full ownership rights and may cause legal issues later.
The best option would be to wait until the registry opens or explore legal alternatives like lease agreements or government-approved sale methods to ensure the buyer can register the property later without problems.
