Regarding ownership change of land in my father's name

20-Feb-2025 (In Property Law)
Hello, We have a plot of land in my father’s name, who passed away in 2105. He is survived by my mother, myself (son), and my elder brother. My mother and brother agreed to register the plot in my name. What is the procedure to do so?

Is your father's mother alive? If so, she also shall inherit an equal undivided share. Otherwise, your mother and your elder brother have to execute and register a deed of relinquishment in your favour, releasing their respective one-third undivided shares in your father's estate. Thereafter, you will inherit it in full.
