property transfer from father to mother

my father is half paralysed, we have 5 sistrs n 4 brothers, now some relative want to sell my fathers farm and with that money he says he will buy two houses for us, one for living another for rent, he said both houses will be registered to mother, and boys will be given 3 lakhs and sisters too will be asked for money if their hubbies want, for taking their sehmati patra on farm sale. he is saying as property will be transferrd to mother and mothers last name is having out fathers name, so that she cant sell that property and after she dies property will be of her boys as legal heir. he also told that he will write in registry that property was fathers and he had given it to mother, and also father got this rpoperty as heir of his brothers property. i want to ask that is he doing ok? or he is tricking us, or other members tricking us with the help of him, and it is a trick then what is solution?
