Property Token Receipt but owner died and family not honoring deal

I Purchased a property (under construction) from a person and gave 25L/- as token advance in Cash- Total property value is approx. 1.25cr. I took a receipt of money paid on a piece of paper printed with basic terms of deal and also his PAN card printed on the same paper. Balance payment was to be on transfer of name / registry. The person expired 2 months back and his family is not ready to honour the deal. What is my legal recourse to take the property or recover money with interest?

Firstly, you need to send a legal notice to the legal heirs enumerating your grievance and the prayer which shall include the recovery of the money give. The opposite party needs to reply within 15 days, in failure of which you can file a recovery suit in the court seeking for recovery of the money from the legal heirs while providing all the documents which you hold as evidence.
