Property Purchased under Mother name by Notary and then mother gifted

i purchased a old asbestos house during 2010 in hyderabad under my mother name by notary due to i was out of the country. Later my mother gifted to me that house and make registration of the documents as gift deed, my father and brother in law signes as witness on those documents. My father passed away 6 years ago. nQuestion : is there any possibility that my mother, brothers or sisters can claim any share in that property ?

First of all, it’s important to confirm that from a notarized document of your mother, you got a registered Gift Deed, make sure that it’s registered by a sub-registrar and bears a document number that can be viewed publicly in Encumbrance Search (EC). Now coming to your question that whether your Mother and/or your siblings can claim any share in that property.

In this case your mother is the Donor and you’re the Donee.
Well, from the date of registration of the gift deed onwards except the Donee, the Donor herself and her other family members and any of her other legal heirs, successors, representatives, etc. or any other person or persons shall have no rights, interests, demands, claims, etc. in the scheduled property hereby gifted by the Donor to the Donee. And the Donor has gifted all her ownership rights, interests to the Done to enjoy the same as absolute owner forever.

However, if you’re in conflict with your siblings, they can create a Litigation by trying to dispossess you and also file claim suits in a civil court.

Advise: If you fear such might happen, it’s recommended to immediately file a suit and get an injunction order from the civil court against them.
