Property owner my mother or all 5 members need to sighn for sold

Land is in my father name . We are 2 brothers and 2 sisters . My father was expired. My mother staying with me .,.so how to sold the land ….my mother sighn is enough or? Any other

Since the land is in your deceased father's name and he passed away without a Will, the property will devolve equally among all Class I legal heirs under Hindu Succession Act—your mother, you, your brother, and your two sisters. Your mother’s signature alone is not sufficient to sell the land. You must first obtain a legal heir certificate and then execute a registered partition deed or gift/relinquishment deeds if any heirs are willing to forgo their share. Only after all legal heirs transfer their rights or jointly agree can the land be legally sold. This ensures clear title and avoids future disputes.
