Sir, I have made a house sale agreement with the buyer on 100rs bond paper on 26th Oct 24, we have received 1 lakhs token advance for the same and it was mentioned that within 2 months I.e. 25th Dec 24 buyer should settle the balance amount and register the property, if he failed to register on said date , the advance amount will not be refunded and the agreement will be invalid. Currently the buyer not responding on call and not paying the balance amount, need your advice for further action.
Upon expiry of the agreement, you send a written notice to the buyer that as he has failed to execute his part of the agreement, you shall forfeit the advance received and look for an alternative buyer in his stead. After Dec 25, you are legally free to do so.
