Procedure to keep in mind before buying a property

I want to buy a land .but in 2016 that land owner do agreement to X person on 100rs stamp paper out of court..but now X is not ready to buy it. X is asking me to buy .what should I do and what legal circumstances I should kept in mind while buying??please answer
