Procedure for transfer of flat

Need to transfer a flat from parents name, both expired, to my name. Am 2nd nominee. Consent terms agreed in hc. What procedure to follow. With society, registrar, etc. Is stamp duty applicable. Another brother and sister also heirs. What would be the process and paperwork involved.
please check whether parents have left behind any will, if yes, then the property will be transferred according to the will. if not, then being the beneficiary you will have to obtain the consent affidavit of all the legal heirs and accordingly you will have to make an application for transfer of the said flat in your name.
