POWAI CODENAME FUTURE KANAKIA GROUP FRAUD

Hello - I am looking for a legal advise. I recently invested Rs 5 Lakh as a deposit amount in Powai Codename Future residential project with Kanakia group where their sales guys promised me 15% return. The property worth is about 3.3 cr but I have to pull out from that deals because I came to know that project is running in delay and they dont have APF number as well. When I requested to refund my initial deposit of Rs 500000 they have refused and mentioned that money have been forfeited due to their one of the clause number 11 in application form. They took the money during pre launch stage and I have got the receipt for the amount I have paid. I am NRI based in UK and they came here in UK to sell one of their top rated project with lots of fake promises I believe. Now I need some help to recover my Rs 500000 which have gone to Kanakia group pocket which I feel was more a cheating and fraud under expression of customer interest. This is my response to you:
1. One will have to read through the terms and conditions of the application form;
2. If there is a certain clause No.11 going against you and if you put your signature to it then you are bound by it;
3. Nonetheless, is the project RERA registered as per RERA act?
4. If yes then they should have given you an allotment letter and entered into an 'agreement to sell' contract;
5. If they haven't complied with the same then you can send a legal notice to them;
6. Next option is to approach RERA;
7. Consult a local lawyer and take steps.
