Possession of old Land in Bangalore

My mother purchased land in Saraipalaya,Tanisandra in 1995, we have the General power of attorney, Full settlement agreement and Sale agreement to that effect. However, due to the nature of my father's service in Army we couldn't really follow it up. Now, on enquiry from BBMC yields no tax has been paid all these years. I just wanted to know that apart from paying the land taxes ,what else should we do to improve our legal standing on the land. Also, please advise future course of action if it's under occupation of BDA or any other third party.

To make your title more stronger you can fence your land and put a warning to not to trespass. You can also take Encumbrance Certificate from sub Registrar, of the plot to know who is the current owner or occupant.
