patta for flat constructed and sold by TamilNadu Housing Board

Do flat owners require to have patta. We purchased a flat construced and sold by Tamil Nadu Housing Board some ten years ago. As first owner. Now in 2025, is it necessary to have patta for the property which is a flat.

A patta is merely a Revenue record that evidences one's title and ownership over a property. As such, it is not a document conferring title such as a sale deed, a partition deed or a Will. In the case of a flat, all the owners commonly own the land underneath with each entitled to an undivided share. A flat owner's name can appear only in a joint patta, as such, which is enough.
