PAN number is wrong in sale dead

Hi, I purchased a flat(landlord share) in Bangalore 4 years back and builder did all paper work and charged INR 21000.Sale dead executed between me and landlord and witness as builder's manager.sale dead is with SBI due to loan.Today found that my (buyer) PAN number has typing mistake( instead of I typed J). 1.Is it necessary to correct it? Will there be problem while selling in future? 2.During the rectification dead, landlord(seller) presence require in sub registrar office?What if unable to reach or he denies to come?any role of SBI 3.total time and cost require to do it?

1. yes it necessary by rectification deed
2. no problem will arise in future if we didnt do rectification dead , yes both the parties required
3. Rectification Deeds are executed on mutual consent of the parties to main deed, all the parties who have executed the main deed should join in execution.
4. when where the mutual consent is not possible. In such cases, the recourse is to file a suit under section 26 of Specific Relief Act 1963. This section provides, where the real intention of the party is not properly expressed in the documents because of mistake of fact or fraud, either the party or his representative may institute a suit to have the deed rectified.
