Pagdi property rights after father died without will

I have a pagdi property on the name of my father, since my big brother position was weak financially, I let him to stay at that property after fathers death. Now my big brother died and his son is staying there, and now I want to transfer the property in my name and take the rights. I went to makaan malik he said you bring the noc from your brother son i will transfer in your name, but they will not give noc. So now what to do. And who is the real owner of the property now. We were two brothers and two sisters. One brother died whose son is staying there. One sister died, and one sister has too much money so she is not interested and ready to give noc. So now let me know my brother son can claim the property. They are staying since 1987.

sir you should settle the matter at home because if the brothers son is staying since 1987 he can claim adverse possession and claim the property.
however, if you do not wish to settle the matter you will have to include your brothers son as a legal heir and give his share also in the property.
