Pagadi Property Rights & Partitions among Brothers & Sisters

My Mom & Dad lives in a Pagadi house in Fort Mumbai. Dad is 85 yrs & Mom is 83 yrs old. My Dad has another 2 brothers & 4 sisters out of which 1 brother & 2 sisters have expired. Now my other uncle & aunt wants my father to sell off the pagadi house & distribute the amount among them. Will there be 7 partitions or who ever is alived ? Also, how can this house be transferred in my father's name as he is paying the rent for last 45 yrs. Pls advice.

1. A pagdi flat can be transferred by way of tenancy agreement;
2. Is the landlord allowing the permission for partition? if yes then enter into partition deed;
3. The living heirs will get a share or their children;
