Owner purchased property by two sale deed how to buy such property

I am looking forward to buy a used property which is 2 rooms(not 2BHK). The current owner has registered the rooms using two sale deed. So if I purchase the rooms, will it be treated as two property or a single property?
It will not be treated as two separate properties. It will be treated as a single property because two rooms in the same property cannot be sold separately to a person or two different persons according to the court of law.
