one and same person certificate and changing name in gazatte

a father purchased a vaccant land in his son's name NANDAKUMAR. But now in aadhar card his name is NANDAKUMARAN and also he is signing as NANDAKUMARAN. He has to sell the property and i am the buyer. I wish to know which one is legally correct (1) one and same certificate from the court (2)publishing name change in gazatte
hi, I can well understand your concern from the query raised firstly get a notarized affidavit, declaring both persons are one and the same, followed by a name change notification in the gazette, this would serve as an official evidence, there is no such certificate as one and the same certificate, thank you
