Need help in determining POA

My mother is sick and cannot move ,For her ancestral property she has to give NOC to my uncles/aunts.Property is in tamil nadu and she is in Mumbai. 1)Can she give POA to my uncle,but how to do registration as she cant move. 2)Can she give an affidavit saying she is sick & bedridden and she has no objection supported by Dr Certificate. Kindly advise procedure to be followed.

yes she can hand over a Power of Attorney to your uncle she just has to sign on the documents. you can call upon the attesting witness at the time of signatures if required.

Secondly, she can also give an affidavit in support of her ill health but your uncle will not have any authority to take any decision on her behalf.
