Name Correction In Registered Deed

Via settlement deed, I registered my two bedroom apartment in chennai, favoring my only son, a naturalized USA citizen, settled in the USA.. He has PAN card but no aadhar. After the deed was registered in chennai, my son shortened his last name from sundararajan to sundar in USA via local civil court, a legal procedure prevalent in USA for name correction/change. However, his first and middle name remain the same as before . Now there's a mismatch in the name. Name in the settlement deed versus his address and ID proof issued in USA show his shortened last name. Will a rectification deed be necessary when he plans to sell the apartment

Whatever document your son holds for changing his name in the US will be sufficient to establish his identity, notwithstanding the mismatch in name between the settlement deed and any other document. A rectification need is not absolutely necessary.
