Mismatch in sale deed and layout

We bough land in 1990. In sale deed it is mentioned as 40 feet width, 60 feet length,2400 Sqft. Land purchased in DTCP approved layout. The land measurement in the approval layout is 40*50 feet length. Physically we have 40* 60 feet length as it is in sale deed. We constructed house for entire 40*60 and living without any boundary issues. Now when i apply bank loan, we found the mismatch in sale deed and layout. Bank is asking us to get rectification deed but no seller or legal heir available.

You may explain to the bank that neither the vendor nor their legal heirs are traceable now to execute a rectification deed. An affidavit explaining all the relevant facts should suffice for the bank loan purposes.
