Maintenance charge for flats in apartments

I purchased a flat recently and move in. Here the society is charging maintenance fee as 3 Rs per sft. I have a larger flat hence i am ending up paying triple than what some of smaller flats are paying. All flats have access to all amenities including Gym, Swimming pool, common area , security etc . The water meter is not installed but it is planned to get installed. So my question is if it is legal to draw more amount from larger flats where they do not enjoy any additional facility from society. Is there any legal guidelines for maintenance charge calculation in Hyderabad. There is a group of larger flat owner and may consider taking legal step.Thank you

In the present times there are various cases related to your problem. However, you need to look upon the the agreement of sale during the time of purchase of this flat. In general the maintenance charge clause is stated in the agreement that it will be charged according to the area of the flat as mentioned by you in your question. If it is not mentioned in your agreement, then you can file a complaint in the consumer court for unfair and illegal practice
