Maintainence without permission of tenant inside Office Premise

Dear Sir/Madam, We have a business under a Pvt Ltd company. Recently we had taken an office premises under a (11) months exclusively for 3 tenure lease under Licensor Licensee written agreement. Now since June 2016, the Landlord started to carry some renovation to the outside structure of this 3 storey building. Now since the past 1 month,a portion of the office premise has been under heavy breakage caused to its walls with dust,debris and stone chips everywhere on the floor. Upon constant complain to clean the garbage and repair the walls from inside, the landlord doesn't seem to be bothered as well as demands full monthly high rent paid to him without any consideration to the harrassment caused to us. We are very confused as to what legal step should be taken adding to our day to day trouble of working in a half furnished office with utmost difficulty. Kindly please advise.

first of all lease and license both are complete separate thing .Lease is governed by the TP Act and license is governed by The Easement Act. I think without going through the agreement it is little difficult to comment . Also I have to see whether it is a registered document or not . As far as the harassment are concerned you can stop your land lord from causing inconvenience and also demand a compensation for mental harassment and business losses.
