Made agreement to sell property but not willing to sell it now

I get a property in lucknow of AWAS VIKAS in lottery system but it wws agreeable by me with my friend to sell by taking premium but due to some misunderstanding now I don't want to sell to him. Is agreement valid if yes then tell me the defensive action which I need to take.
If you have executed an agreement then your friend can file specific performance.
However we will have to examine the agreement to advise you further.
