While doing the registration of a resale property can the agreement value be less than market value ?? Also what are the steps involved in the whole resale process

Dear Sir/Madam,
In case of a purchase of a property under resale the title of the seller/vendor to the property has to be very carefully examined and ascertained. The Agreement value can be less than market value in the agreement, however you will have to pay the stamp duty at the current market value/ready recogner price which is at par with the market value and in some instances higher than the actual market value. Steps involved in the transaction are title verification by a qualified lawyer, Entering into the transaction vide a Sale Deed and completing the payments thereof , Registration of Sale Deed, handing Over of Possession, entering the name of the subsequent purchasers in the records of Municipal Authorities, Revenue Authorities, Electricity Bill etc.

U need to give public notice in local news paper where the property is located. Wait for 15 days if no objection obtained for that property then do title search of that property for past 30 years. Get encumberance certificate from the owner. Ask the owner following document
1)Title search report for past 30 years from property lawyer.
On google search Type property registration in pune u will get my details
2)Town plan sanctioned lay out of site showing carpet area measurement given for you flat
3)NA order issued for construction of work
4) work commencement certificate
5) Work completion certificate
6)Occupancy certificate from the authority
7)Structural stability certificate from the licensed structural engineer of the muncipal corporation or local authority
8)NOC if society is formed
9) Builders contribution document like MOU, Sale deed of land from original owner, Partnership deed, Proprietorship or artical of association or any other document as required.
