After the death of your grandfather, both the sons become legal heir of the property after obtaining the legal heir certificate. Now any transaction of the property can be made only after obtaining this certificate as both the sons are co-owners . Hence the transaction is itself void and the sale deed couldn't have been executed without the consent of both the sons.
