Joint property and spouse expired

I want to sell a land . The property is both in my and wifes name. My wife passed away. I have two major children. How should i proceed and what steps are to be followed. Kindly guide me.

1. Obtain Death Certificate of your wife.
2. Apply for Legal Heir Certificate showing you and your two children as heirs.
3. Get property mutated in the names of all legal heirs (you and your two children).
4. All legal heirs must sign the sale deed or provide a registered Power of Attorney to one person to sell.
5. Proceed with sale through a registered sale deed at the sub-registrar office.
