How to transfer the name in the property after grandmothers death

My house is on the name of my Grandma after their death the house is transferred on the name of my father in muncipal corporation but the property documents still bears the name of my grandmother. If I want to take transfer of property name on my father name it requires lot of duty. Also banks does not provide mortgage or limit if property is not on your name. Please suggest what is the rule for such cases and how money required in case of transfer.
The transfer of house depends upon various factors. If you are only legal heir of your father then you have to apply to Municipal Corporation of your city for mutation of house on your name and if your father is having other Legal representative then you have to obtain NOC from all members of your family and then apply for mutation. However I am making it clear that mutation of the house on your name will not give you exclusive title on the house.
