How to sell a flat which was owned by father

My father recently passed away, and my mother and I would like guidance on how to sell our flat in Kolkata. We have the sale deed from when my father and grandmother jointly bought the flat from the original owners many years ago. However, the registration and mutation have not been done. What are the next steps that are needed for us to sell the flat? Also, what are the fees/ legal expenses for such a case?

Where the property was jointly owned by your father and your grandmother then the property has to be divided between the legal heirs of your grandmother and your father. You need to get a probate issued by the court. Once the property is distributed among the legal heirs, you can sell your share in the property.
