How to register sale deed of property that was bought in 1998

I purchased a property at Mira Road in 1998. We are the first owner. I have paid the stamp duty at that time and adjudicated in 2016 by the collector of stamps,Thane. I also pay the proprty tax issued in my name till date. However, I didn't register the sale deed due to financial issues at that time. How can I register my property now? How can I get share certificate from society? The builder is not ready to register. Kindly advice.
To register flat u need basic document . If u have that then it can be registered.

The registration is impossible now because under registration act you get only 4+4 = 8 months time after execute of agreement. If it is a flat you need not much worry.
The first agreement from the builder ought to have been registered. Approach society tell them stamp duty is paid registration is an impossibility now hence they should issue the sharecertificate.
One possibility is there if builder is willing to enter into a fresh agreement now under which current stamp duty will be payable (you will get rebate for the stamp duty paid in adjudication). Thus registration may be accomplished.
