How to get rid of encroachment on plot when there is no mutation done

19 years ago my grandfather had bought a Plot. Now He is no more. We have all the sale deed regarding the plot. But yet my parents haven't done any kind of mutation of a plot. And a major issue is that there is an encroachment of some outsider's on that plot since last 10 years. Now please suggest me best way to get rid of all this thing's. I beg your help.
First do the mutation entry in the name of Legal heirs
Then make application for measurement of said plot.
Then make police complaint of trespass.
By this way you will get your plot.
Otherwise wise after police complaint you have to go to court

You have to file suit to remove increment. Than suit for declaration of ownership. If you have all documents you can try directly for mutation
