How to get possession on a property after order has been received

hey! its harshpreet my query is that my fathr has filed a case of taksim and faisla has been made on 17/12/15 and till now i have not get the kabja of that particular land now I have 2 questions is there any limit of time in which i have to take kabja of that particullar land and if yes then what can be the demerit after the expire of that time (2) the othr party has gone to finance commissioner chandigarh and has taken stay on that particular land and they pay the expenses of the case by selling what ever the output of that land comes and we are paying from our pocket now somebody told me to appoint reciever on that land so that they can not use that land also now my second question is that is appointing of reciever is safe in this case and who is having the athority to appoint that reciever.
