You have not clarified whether your grandma executed a sale deed or any other settlement deed.

All right

When the property an agricultural land was registered in your mother's name, even though it is an ancestral property, Your mothers sisters don't have any right over the same. It become the absolute property of your mother. Please understand that the document should have been given to your mother after releasing it from collateralship, your mother's sister doesnot have any right to keep it with her. You may issue a notice through a lawyer to release the same from her.

Further you have not mentioned under whose custody the agricultural land was on all these years and who is doing the agricultual work, in whose the name the patta, chitta and adangal stands. Who is paying the land kist to the government, has all to be taken note.

You can demand the deed from your mother's sister.
