How is property valued by court in legal case and how to change title

We have land ancestor land 1500 aprox . My grandfather purchase it in 1925 .He made temporary hut type of house an given it to my father . When my all uncle are alive we told several time to do partition but they never did it . My father has made house in area of 330 sq feet later 200 feet more has been added as a part of stair .remaining portion is still vaccant as we dont want to occupy land. we wold to our uncle's son we will pay money for the portion we have extended. But they are willing to sell whole land .Last 40 yr our family are staying there we are paying tax and electricity .tax we are still paying in name of grandfather but we have receipt . So far we spended 15 lakhs in maintaing property . In case of any legal case what benefit we can have how property is valued by court .I have option to get it registered in my name .is it legal ?
First do mutation of your land, to your own name.
And get current land revenue recipt on it name.
If your uncle want to sell his share, then the gotia have first right to purchase the property.
And if he still sell, then by giving a fix small percentage to state you get the property registered on your name.

Since the property is being purchased by your grand father therefore his sons shall have equal share in the property acquired by your grand father. Now the question is that you have made construction on the property in excess of of your share. If your uncles are trying to sell out the property you can take the remedy under section 4 of Partition Act. The value of the land may be calculated in accordance with the valuation chart of the Govt. prevailing in that area. The transfer of property in your name would not change any effect on the property as it would have the same effect as in the name of your father.
