How division of ancestral property is supposed to be done

My great grandfathers property came to my grandfather. Now he has 3 living children. No mutation has been done. One aunt is unmarried and wants to giver her share of the ancestral house to her nephew. Can she do that? If my father wants to sell his part of the property can he do that?

It appears that there is dispute as regards the respective shares and possession over the joint property.
If that is so then you better execute and register a mutual deed of partition which would demarcate respective shares.
Then transfer the shares among yourselves and to the third party.

both answer in one word Yes , aunt can execute give deed in favour of her Nephew and father can sell his property.
