House property inheritance share

We are hindus from Kerala. My father purchased a house in mumbai. He passed away 25 years back now property in name of mother 87 yrs.
We are 3 children. 2 daughters and son. All of us married. However mother not giving share in property to daughters. She has all affection only for son and keeps giving fathers savings money to son only. Pleass advice what can be done. We donot want quarrel to maintain relations.
