After full repayment of your home loan, collect the following documents from the bank: No Objection Certificate (NOC), original title documents/property papers, registered mortgage deed, and a loan closure letter. For removing the mortgage/lien, file a Form 35 (Satisfaction of Mortgage) at the Sub-Registrar's office where the mortgage was originally registered. This cancels the encumbrance from government records. You can also verify removal via your state's online encumbrance certificate portal. Regarding the housing society, submit the bank's NOC to your society to update their records and remove the lien notation from the share certificate. Request an updated share certificate if needed. For RERA, no direct update is typically required post-loan closure, as RERA primarily oversees project-level compliance by the developer. However, if any lien was noted in RERA project records, notify the authority with your NOC for completeness. For ownership/title records, no separate registration is needed unless there's a change in ownership. However, update your property tax records with the municipal authority reflecting clear title. Keep all original documents safely, and obtain an updated Encumbrance Certificate confirming zero liability on the property.
