Handover of the property to in absence of the owner

Hi, I am NRI. My mother's apartment is ready for handover procedure but since she cannot go to India to receive the key can I as her son take handover of the apartment. If yes what document do I need from embassy in my place to complete the process.

Yes, as an NRI and the son of the property owner, you can take the handover of your mother's apartment on her behalf. To do so legally, you will need a Power of Attorney (PoA) executed by your mother in your favor. This document should specifically authorize you to take possession, sign necessary documents, and complete formalities related to the handover. The Power of Attorney must be notarized and attested by the Indian Embassy or Consulate in your country of residence. Additionally, you will need copies of your mother's ID proof, the property documents, and your own identification. Once the PoA is attested, it should be sent to India, where it may need to be stamped and registered with the local sub-registrar’s office to be legally valid.
