Misrepresentation by Builder: If the builder sold you an FSI-free area or an electric room as a commercial unit, it may amount to fraud and misrepresentation under Real Estate and Consumer Laws. Illegal Construction: If the area was not meant for sale as per approved building plans, the sale could be void or illegal under municipal regulations. The society's claim may be valid if the construction violates local laws. Legal Actions You Can Take: File a Legal Notice to the builder demanding an alternate property or compensation. Lodge a Complaint with RERA (if the project is registered) for a refund or damages. Approach the Consumer Court for unfair trade practices and seek compensation. Check with the Municipal Authority whether regularization is possible.
