Grandmother rights on grandfather property

My grandfather have 30 cents with land passbook, he diet without will and my father did aggriment cum non-revocable GPA to one agent and father also diet only my father did GPA, now I'm planing to suite case on GPA holder with my grandmother , did she get her shares on husbend property.

In this case, based on the Indian Contract Act After the death of the principal (your father), the Power of Attorney automatically expires. So the power of attorney holder does not have any more right to carry the transactions on remaining properties. if any transition made before the death of your father your grandmother having rights and entitled to claim further your facts are not clear so better you call me.
