Gift Property transfer to niece and possible options

My uncle(dad's brother) and my aunty( dad's sister) wants to gift me a land in rural parts of tamilnadu.
And my father is no more. My mom and me are legal heirs of my father's property( me being only child).
What are all the options available to transfer property with minimum/ no stamp fee and registration fee.
Can the property be transferred under blood relations property transfer, and what is the fees involved in it. Religion:Hindu

The maximum stamp duty payable on the instrument of settlement within the family members is Rs. 25,000/- and the registration charges shall be Rs. 4,000/- in Tamilnadu.
