Gap between GPA and Sale deed of 18 years should I buy property?

I have selected property to buy but I found there is a gap between GPA and sale deed almost 18years, The GPA is registered in Sub-Register office, if that case do we expect any issue?

First, you should apply for an Encumbrance Certificate and have all the paperwork pertaining to the property for the last 12 to 30 years scrutinized.
